Before and After Pictures of a Rental Property Set-up
Here are those photos of Seth’s little beauty 😉 that I promised I would post pictures of.
It took him 4 months to get it all set up. Part of the time he was working on just getting the title released so he could have the trailer moved. Many hours was put into it and a lot of self-education came with it, too.

The previous owners apparently wanted an office more than a bathroom, so all bathroom fixtures had been removed. Although the plumbing was there underneath the flooring, Seth reconfigured the bathroom. He added a laundry area and a small closet. I think this room was one the biggest areas of learning for him.
The Outside – Seth wants to put an awning up but we’ll have to scout for a used one on Craigslist. Russell and the boys did the patio and Seth built the steps.
Seth learned A LOT and in about 5 years he will have recaptured his investment. In Arizona where the weather is not so extreme, mobile homes are an inexpensive housing option. They do depreciate but if you don’t buy them new you can find some good deals.
It was hard work and it took all his savings but the benefits are greater. Now it’s back to work or is it play? For him, I don’t know. Taking hunters out for their guided hunting trips is probably play to him. For me, work. I’d rather fix food for 400. 🙂

What a great investment and learning experience! Does he plan to sell it or rent it out? It turned out to be quite nice.

Hello,
this property underwent a lot of great changes. This gave me some ideas with what I should do with my own house. I can’t wait to see more improvements like these. I really liked how they changed an office into a bathroom.
